The planning board heard a presentation for mixed housing on land next to Edgewater Colony.

North Hudson Yacht Club introduced its plan for the property between the Caribbean House complex and the river. The applicant has a deal to purchase part of Edgewater Colony, a cooperatively owned group of single family homes. The purchased area currently has four homes. One would remain while two single-family homes would be built in place of the other three.

The proposal for the rest of North Hudson Yacht Club’s property includes three townhouse buildings, three-story apartment buildings, and a marina with 52 slips.

Access to the property is currently through the Caribbean House, but the purchased land would allow a direct entrance. The complex, which would be a private driveway, would have an underground garage, similar to City Place on the southern end of the borough. The townhouses will have individual garages.

The application was introduced at the Sept. 22 Planning Board meeting and will be discussed further next month. The meeting was standing room only with a lot of Edgewater Colony residents concerned with how it affects their homes.

Planning Board member Iris Borman said she was concerned with how the steep the driveway is up to River Road. She asked how residents would be able to go up there to take a bus.

The applicant’s engineer, Joseph Mele, said it wouldn’t be as steep as it is now but said there were no plans to build a sidewalk. Mayor Nancy Merse was also concerned with how narrow the proposed driveway is. Borough officials will check that the measurements are fine for emergency vehicles to access.

The next planning board meeting is Oct. 27 at 7 p.m. in Borough Hall.
